Developer walks from purchasing front parcels
I have confirmed that the Hugh Futrell Corporation has not renewed its option to purchase the front parcels of Pacheco Valle. Obviously the poor real estate market for commercial property has been a major factor in this decision. We need to stay vigilant in keeping current on Gannett's plans for this property and are now trying to find out what Gannett plans to do. We will keep you informed when we hear anything new..... Development Plans for Front Parcels
DEVELOPER’S PLANS
The Hugh Futrell Corporation, a Santa Rosa developer, is the “prospective buyer” which is in escrow to purchase the front parcels to Pacheco Valle from the present owner, Gannett Corporation. Certain representatives of the "Save Pacheco Valle Meadow Committee" met with Bill Carle, a partner in the Hugh Futrell Corp., and Bill indicated that they would not purchase the property until they received project approval from the City of Novato. Although the prospective developer stated in January 2008 that they were going to design a project for the meadow based on the present zoning (light industrial and commercial), Bill said in August 2008 that they are now considering requesting a zoning change for a different type of use. He would not say what type of project they might propose.The developer intends to make a decision in the next few months as to whether they will build within the zoning requirements or will request a change. Once they make that decision, they will develop and submit their project application to the City of Novato, which they expect to submit in 2009. The developer said that they will ask the city for a negative declaration concerning an Environmental Impact Report (EIR) on the project. This means that they feel their project will not have serious negative impacts upon the area and that an EIR would be unnecessary. Many residents disagree. Developer Preparing Application to City of Novato
On January 16, 2008, several representatives from the Pacheco Valle Homeowners' Committee met with Bill Carle, one of the potential developers of the front parcels. Although, the committee has expressed their concerns regarding development of these parcels, it appears the proposed developers will be sending in an application soon to the city of Novato. A Committee has been set up, Save Pacheco Valle Meadow, the members of which feel strongly that Pacheco residents should become aware of the critical issues of this project which will impair the quality of life in this neighborhood. Pacheco Valle Front Parcels Update

In my communications the developers, they have indicated that they will contact us before making any application to the City of Novato. They are working on various development scenarios at this time, and are not ready to rule anything out. They have gotten periodic emails, some supportive and making suggestions and others opposed to what was being proposed. They have requested community input and suggestions, so please e-mail, telephone or call both partners of the developer regarding your feelings and concerns about developing these parcels.
